Top Mistakes to Avoid When Buying Roller Blinds in Dubai

Roller blinds look simple. That's part of why so many people get them wrong.

Pick a fabric, pick a size, hang them up. Except that the fabric performs nothing as it did in the showroom. The measurements are slightly off, and the blind doesn't sit right. The sun comes through at 2 pm, and the room is unusable. And now you're living with a decision that's going to cost you to fix.

These are not rare problems. They're the most common Roller blinds buying mistakes in Dubai, and they happen across apartments in JLT, villas in Arabian Ranches, and offices in Business Bay, every week.

This guide covers the mistakes that matter most, why they happen, and how to avoid them before you spend a dirham.

Why Getting Roller Blinds Right Matters in Dubai

Dubai is not a forgiving environment for window coverings.

The sun angle shifts dramatically through the day. Afternoon sun in a west-facing room is a different problem from morning glare in an east-facing bedroom. Dust settles fast. AC air recirculates constantly. And windows in UAE apartments and villas tend to be large, making mistakes harder to hide and more expensive to fix.

A good blinds buying guide for the UAE starts with this: Roller blinds are not a commodity purchase. The right choice for one room can be completely wrong for another, even in the same home.

Mistake 1: Taking Wrong Measurements

content image

This is the most common and most preventable problem. Wrong measurements mean gaps at the sides that let light in, a blind that won't fit inside the recess, or a drop that's too short and leaves the bottom of the window exposed. None of these are fixable without replacing the blind entirely.

The two measurement types you need to understand:

  • Inside mount (recess fit): The blind sits inside the window frame. Measure the width at the top, middle, and bottom of the recess and use the smallest number. Measure the drop from the top of the recess to the sill.
  • Outside mount (face fit): The blind covers the window frame from the outside. Add at least 5 to 8cm on each side for full coverage and to prevent light gaps.

Common measurement errors:

  • Measuring only once, in one spot, assuming the window is square (most aren't)
  • Forgetting to account for the bracket depth when fitting inside a shallow recess
  • Not checking whether the window frame is deep enough for an inside mount
  • Measuring the glass only, not the full recess or frame

Field Insight: Wrong measurements are the number one reason Roller blinds need to be remade. In Dubai apartments, window recesses are often shallower than they look, and the gap between what fits inside and what needs to be face-fitted is only a couple of centimetres. Measure three times, in three spots, before you order anything.

Mistake 2: Choosing the Wrong Fabric for the Room

Fabric is where most buyers lose confidence and default to whatever looks good in the shop. That's a problem, because showroom lighting is nothing like Dubai afternoon sun.

Fabric TypeLight EffectBest For
Sunscreen / SolarFilters glare, reduces heat, maintains viewLiving rooms, offices, east or north-facing rooms
TranslucentSoftens light, provides daytime privacyBedrooms, children's rooms, west-facing rooms
BlackoutBlocks almost all lightBedrooms, media rooms, any room needing maximum darkness

Fabric choice errors to avoid:

  • Choosing sunscreen fabric for a west-facing bedroom. It filters glare but doesn't provide privacy or block light well enough for sleep.
  • Choosing blackout for a living room without thinking about daytime use. You either have full light or none.
  • Picking a fabric colour in a showroom without testing it against your actual wall colour and under direct sunlight.
  • Ignoring the openness factor on sunscreen fabrics. A 3% openness reads differently from a 10% openness when the afternoon sun is coming straight at it.

Field Insight: The most common fabric mistake we see is choosing a warm beige sunscreen for a living room because it looked soft and neutral in the shop, then discovering it glows orange at 3 pm when the sun hits it directly. Always ask to take a fabric sample home. Hold it up against your window in the afternoon before you commit.

Mistake 3: Ignoring the Direction the Window Faces

Window orientation changes everything about which Roller blind you need.

  • West-facing: Gets the harshest afternoon sun. Needs either a high-opacity sunscreen or a blackout, depending on the room type.
  • East-facing: Strong morning sun. Blackout is usually the right call for bedrooms. Sunscreen works for living areas.
  • North-facing: Softer, indirect light. More flexibility on fabric choice, though dust and heat still apply.
  • South-facing: Consistent strong light for much of the day. Sunscreen with a low openness factor (3 to 5%) performs better than a mid-range option.

Skipping this step and buying based on colour or price alone is one of the most expensive Roller blinds buying mistakes in Dubai. The blind that's right for a north-facing study is the wrong choice for the west-facing bedroom next to it.

Mistake 4: Underestimating Poor Installation

A well-chosen, correctly measured Roller blind can still fail if it's installed badly.

Poor installation problems include:

  • Brackets fitted at uneven heights, causing the blind to hang at an angle
  • Screws placed into hollow sections of a window frame that can't hold the weight
  • Incorrect chain side, forcing an awkward reach every time the blind is operated

In Dubai apartments, many window frames are aluminium or have thin plaster surrounds. Standard fixing methods don't always work. Knowing where the solid fixing points are and using the right fixings for the surface is the difference between a blind that lasts years and one that pulls out of the wall within months.

Field Insight: We get calls from customers who had blinds installed by someone unfamiliar with UAE window frame construction. Aluminium frames need specific fixings. Gypsum surrounds need cavity anchors. Getting this wrong doesn't just mean the blind falls; it means the frame gets damaged in the process.

Mistake 5: Not Thinking About the Operating System

Most people pick manual or motorised based on price and don't think further than that. But the operating system affects daily usability more than almost anything else.

  • Chain vs. spring: Chain systems give more control but have a hanging cord. Spring systems are cord-free but can lose tension over time.
  • Chain side: Left or right matters depending on where you stand in the room and which side the furniture is on. This is easy to specify at order time.
  • Motorised: For windows wider than 1.5 metres, high windows, or any room where you're adjusting the blind multiple times a day, motorised operation is worth the additional cost. In a UAE home where sun angles shift quickly, the ability to adjust from your phone or a remote changes how much you actually use the blind.

Mistake 6: Buying Without Checking the Returns and Remake Policy

Made-to-measure Roller blinds are cut to your specifications. Most suppliers won't accept returns if the measurements you provided are wrong. Before you order, check whether the supplier will remake if the blind arrives and doesn't fit, and request a physical sample for any blind where the fabric tone matters.

What a Good Buying Process Looks Like

  • Measure the window correctly, in multiple spots, before anything else
  • Identify which direction the window faces
  • Decide what the room needs: full blackout, filtered light, or glare reduction
  • Test fabric samples in your own space, not in a showroom
  • Choose the operating system based on window size and daily use
  • Confirm installation requirements before the fitting day
